Older Home? Here Is What Your Plumbing Could Be Hiding

There is a lot to love about an older Southern Highlands home. The wide verandahs, the solid timber floors, the garden that has had decades to establish itself. What is harder to love, and easier to miss, is the plumbing system that has been quietly ageing underneath all of it.
Older properties in towns like Berrima, Bowral, and Burradoo often have plumbing systems that have been in place for thirty, forty, or even sixty years. Some have been partially updated over the decades; others have not been touched since they were originally installed. Both situations carry their own set of risks.
Materials That Were Common Then But Cause Problems Now
Galvanised steel pipes
Used extensively in Australian homes built before the 1970s, galvanised steel is prone to internal corrosion over time. As the zinc coating breaks down, rust builds up on the inside of the pipe, reducing water flow and eventually causing leaks. Discoloured water, particularly a brownish tinge from the cold tap, is a common indicator.
Lead pipes and fittings
Less common than galvanised steel but still found in some very old properties, lead components present a health concern and are typically replaced as a priority when discovered.
Terracotta drainage pipes
Used for sewer and stormwater lines in older properties, terracotta is durable but brittle, and the joints between sections can be infiltrated by tree roots over time. This is a particularly common issue on larger Southern Highlands properties with established trees.
Early PVC and rubber fittings
Even some mid-century materials have now aged past their practical lifespan. Rubber seals and early PVC fittings can degrade, causing slow leaks at joints.
Signs Worth Investigating
Reduced water pressure at taps, especially compared to what you remember when you first moved in
Discolouration in tap water, particularly first thing in the morning
Unexplained damp patches on walls, ceilings, or floors
A persistent musty or mildew smell without an obvious source
Higher-than-expected water bills without a change in household usage
Slow-draining fixtures throughout the house (not just one)
What a Plumbing Inspection Covers
A licensed plumber can assess the visible pipe work, check water pressure, inspect under-sink fittings and connections, and, where accessible, inspect roof and subfloor areas. For drainage lines, a camera inspection can identify root intrusion, cracked pipes, or partial blockages without any digging.
This kind of inspection is particularly worthwhile before purchasing an older property, undertaking a renovation, or if you have noticed any of the signs listed above.
Upgrading Versus Patching
Not every older home needs a complete replumb. Many are structurally sound in most areas with only specific sections needing attention. A plumber who takes the time to understand the full system can advise on where targeted repairs make sense and where the cost of ongoing patching begins to outweigh the cost of a more substantial fix.
Team Penguin Plumbing works with older properties across the Southern Highlands regularly. We understand the mix of materials and configurations typical of homes in Bowral, Berrima, Mittagong, and Moss Vale, and can give you a clear picture of what you are working with.
Should I get a plumbing inspection before buying an older property?
A building inspection often identifies visible plumbing concerns, but a dedicated plumbing inspection, including a drain camera check, can reveal issues that a general inspector may miss. It is a worthwhile investment before committing to a purchase.
How do I know if I have galvanised pipes?
Galvanised steel has a dull silver-grey appearance and is magnetic. If your pipes are showing rust staining at joints or your water has a brownish tinge, it is worth having a plumber assess whether galvanised steel is present and in what condition.
Can tree roots in drain pipes be fixed without digging?
Often yes. Water jetting can clear root intrusion, and pipe relining technology allows some repairs to be carried out internally without excavation. The right approach depends on the extent of the damage.
Is it worth replumbing an older home?
For homes where multiple sections of ageing pipe are showing signs of failure, a full replumb can be more cost-effective than ongoing repairs. A plumber can help you assess the trade-off specific to your property.
